House rules

Good agreements make good friends

We are happy to make some house rules or agreements with our visitors in the interest of everyone who stays or will stay in 'De Drie Koningen', as well as for the neighbours. By complying with these agreements, this remains a unique place for everyone to stay.

The tenant and his co-tenants are obliged to occupy the rented apartment with the required care and diligence, taking into account the tranquility of the environment. In the event of any infrigement(s), we refer to these house rules, which are inextricably linked to the General Terms and Conditions.

1.

Respect the house rules

The tenant and all accompanying guests must follow these house rules throughout their stay. By completing the booking, they confirm that they have read and accepted these rules. If a breach occurs, it may result in a claim for compensation or a refusal of further access to the apartment.

2.

Do not cause noise or nuisance

The tenant must actively ensure that neither he nor his guests cause noise or nuisance to the neighbours. If this rule is violated, we reserve the right to deny all guests further access to the apartment—without prior warning and without any refund of rental fees.

3.

No parties

The apartment may not be used to host bachelor parties, drinking events, or other disruptive gatherings. These types of activities are strictly prohibited. If this rule is violated, the rental agreement will be immediately terminated, and all guests will be denied further access to the apartment—without any right to a refund of the paid rent.

* If other tenants have experience trouble due to non-compliance with house rules 2 and/or 3, the tenant will be charged an additional amount of 125.00 € to compensate for the nuisance.

4.

Only a smoking zone in the garden

Smoking—including tobacco and e-cigarettes—as well as the possession and use of any drugs or narcotics, is strictly prohibited at ‘De Drie Koningen.’ This ban also applies inside the apartment, even with open windows, on the windowsills, and on the above-ground terraces. These rules help prevent fire hazards, reduce noise disturbances, and avoid unnecessary activation of smoke detectors. If guests fail to comply with the smoking ban, we may require early departure without any financial compensation.

5.

Stay only with the maximum number of guests allowed

Only the tenant, co-tenants, and visitors up to the apartment’s maximum allowed capacity may occupy the apartments. If the tenant permits additional people to stay overnight or remain in the apartment, we will charge an extra €125.00 per night. Furthermore, this may result in early forced departure without any financial compensation. Please note that the use of personal bedding, sleeping bags, or inflatable mattresses is not allowed.

6.

No animals allowed

For hygienic reasons, animals are not allowed in the apartments. If this rule is violated, it will result in early forced departure without any financial compensation, plus an additional cleaning fee of €125.00.

7.

Do not test fire extinguishers or other safety devices

All safety devices—such as fire extinguishers, fire reels, and alarm buttons—are installed in the apartments in compliance with fire safety regulations. Guests must not misuse these devices. Any improper use will result in an additional charge of €500.00, along with compensation for any damages caused.

8.

Keep it tidy

As a guest, you are responsible for taking good care of the apartment, including all kitchen utensils, furnishings, furniture, equipment, and appliances. At the end of your stay, please leave everything clean and tidy. Tenants are not allowed to move the furniture and carpets.

9.

Close the windows and doors when leaving the apartment

When present and if the temperature allows, the tenant must close all windows in the living room and kitchen by 10:00 AM. Even when absent, the tenant is responsible for closing all windows and doors of the apartment. The tenant will be held liable for any damage caused by rain or wind due to negligence. Furthermore, if theft or damage occurs before we inspect the apartment, the person who last left the apartment will be held responsible.

10.

Swimming is only allowed during the day

The swimming pool may only be used between 9:00 (9 AM) and 20:00 (8 PM). Diving in the pool is not allowed. Appropriate swimwear is required. Any violation of these rules will incur a penalty of €125. This can also lead to an early forced departure without any financial compensation.

11.

Drones, night lanterns & fireworks

The use of drones is prohibited without our express written permission. Similarly, fireworks may only be used with our explicit written approval. Night lanterns are strictly forbidden due to the fire hazard they pose.
